Our client approached us as although they had project managed previous builds and run their own successful carpentry business, they hadn’t built a property in their own name before. Typically, mainstream development lenders require clients to be able to demonstrate their experience from other property builds. This would have been difficult for our client to do despite their vast experience in the sector.
We were able to assist by approaching a development lender that is more flexible than other lenders, allowing us to be able to help our client raise 70% of the GDV in lending.
The funding enabled our client to build this first property and to then provide the evidence of their experience for us to subsequently approach more mainstream lenders for their future builds.
